Consultation and Advice
Initial consultation – During this preliminary meeting we will create a focused brief detailing all of your requirements. The more information you can give us at this stage the better chance we will have at selecting the most suitable properties straight away. We will advise you on current market conditions and if you are looking for an investment property we will research to ascertain what rental yields are possible and which areas are most stable and offer the best capital growth. If you are unsure on which areas to commence searching in we can advise and suggest areas that would best suit you and your requirements.
Proactive Property Search
Armed with your brief, we conduct a proactive property search by viewing all available properties, both on and off the market. Thanks to our experience and rapport we have built with the local Real Estate agents and developers, we have access to all the homes they do advertise and the off market opportunities or silent sales that they never will.
Once we have viewed all of the properties, we will compile a shortlist of those that best meet your requirements. We will then arrange accompanied viewings at your earliest convenience and advise you on the pros and cons of each property. By really getting to grips with your requirements and only recommending properties which meet your needs your involvement in the search process is kept to a minimum whilst we do the legwork for you. With our help you can have peace of mind that we have explored all avenues enabling you to make the right choice.
We Negotiate & Oversee
After we have found you the perfect property we will conduct all the negotiations in order to secure it for the best possible price. This is where our experience and knowledge really benefits you; in most cases we will negotiate enough money off the asking price to more than cover our fee.
Once your offer has been accepted we will liaise with all parties on your behalf. We will handle any problems that may arise along the way to ensure a smooth and speedy completion or move in.
We are dedicated to overseeing the entire purchase process from offer, to moving in, liaising with your legal team, building and pest inspectors, strata managers, surveyors and banks. Our work does not end there. We can also introduce you to our network of architects, builders, surveyors, interior designers, art dealers and others.
