Service & Fee Guide
Option 1: Complete Service
We will conduct a proactive property search by viewing all available properties both on and off (silent sales) the market. We leave no stone unturned in our search for your property, inspecting and short listing suitable properties on your behalf until the right one is found.
We will arrange accompanied viewings at your earliest convenience and advise you on the pros and cons of each property. We understand peoples personal and work commitments and are more than happy to make private viewings outside of the open homes schedules.
Negotiating is an art and we know the tricks of the trade, so once we have found a suitable property we use these skills to secure the property on the best terms and at the lowest possible price.
After exchange of contracts we will make sure everything is attended to in a professional and efficient manner through to the day of settlement. We will liaise with all parties and can also assist in the co-ordination of solicitors, pest & building inspectors, valuers, conveyancers and finance. Please note: All external consultancy fees are at the client’s expense.
Option 2: Your Search
If you love looking at homes then this service is perfect for you. Option 2 requires you to do the property search and then deliver as many properties as you like for us to investigate, evaluate and negotiate.
Option 3: You Search(One Property Only)
You have found your Dream home! The Option 3 service is everything outlined in Option 2 but only allows for negotiations on one property purchase only, and can be upgraded to Option 2 or 1 at any time.
Bidding at Auction
Take all the duress, stress and emotion out of auction day and let the professionals do it for you. Sit back and look at things more objectively rather than being caught up in the pressure cooker of an auction. At Skeen Property Buyers we have bid on hundreds of properties over the years and have the skills to turn the tide to the buyer’s advantage.
If you need confidentiality on auction day, or cannot be present for any reason, we will organise a limited power of attorney through your solicitor allowing us to bid and sign a contract on your behalf.
If you are the successful purchaser at auction, we will make sure all the contracts are checked thoroughly before an exchange of contracts is executed.
If we are successful at purchasing the property under the fall of the hammer our total fee is $1000.00 GST inclusive. If not successful on the day we require an attendance fee of $550.00 GST inclusive.
Please note: Should you upgrade to our Option1, 2, or 3 services you will not be charged the $550.00 attendance fee.
Selling your Home – Sales Advisory
This FREE service provides you with a few Real Estate Agents in your local demographic who we believe are the best qualified to value your property and achieve you the highest possible sale price in the shortest possible time.
We will advise you independently on who are the best-selling agents in your area – both professionally and for results. The agents who always give us a “run for our money” and negotiate hard for their seller’. We will give you an honest market opinion of your property and suggest what your best marketing and selling strategy should be.
We negotiate Real Estate Agent’s fee commission’s down on your behalf and revise their advertising campaign’s to ensure you are not wasting your hard earned money unnecessarily.
